Key Award entries are grouped into property style, price and year built. On the day of judging, Key Award entrants are visited by two independent judges. Properties will be notified that judges are on their way approximately 15 minutes before arrival. Judges and drivers will leave the hotel after a buffet breakfast at 9 a.m.
Based on the judges’ subjective impressions, an entrant receives scores in signage/entrance, leasing office, model unit, exterior building condition, landscaping/grounds and overall community appeal. The judges’ scores are then tallied by a third-party firm. Properties are awarded based on the scores tallied by the third party.
There are five potential awards: property of the year, top 10, platinum, gold and silver. Properties that score the highest are awarded Platinum. Properties that score above average in their categories are awarded Gold. The remaining properties that score well within each group are awarded Silver. Property of the Year is awarded to the best percentage of overall property types and rent ranges. The top 10 scoring properties will also receive special recognition at the awards. Properties receiving a key award will be notified at the Key Award Gala on September 11.
